Quite simply, Guested will be your perfect short-term accommodation manager. We help you maximise your property income by utilising the sharing economy and short term letting services such as AirBnB. We take on the hard work of listing your property on short stay accommodation sites to get you the best tenant. We also handle all guest bookings, key exchanges, cleaning, maintenance requests and guest communication – before, during and after each reservation.

What Happens If A Guest Damages My Property?

We carefully screen every guest and check their rating before accepting a booking. That means that it is highly unlikely that your property will suffer significant damage. If there are minor damages we’ll take care of them alongside regular maintenance.

However, accidents do happen. Short term platforms offers up to $1 million dollars in property and personal liability cover. We also recommend landlord’s insurance so that all bases are covered.

What do I need to do to prepare my property?

We need your property to have Wi-Fi, be available for at least 200 days a year and be styled in such a way as to attract as many guests as possible. Our aim is to get the best reviews on your property after every booking.

Who Will Stay In My Apartment?

Guested aims to offer short term accommodation through Airbnb to Australian and international business travellers, senior business executives from interstate, embassy staff, freelancers and individual business and leisure travellers.

Can Anyone Sign Up With Guested? How Do I Know If My Property Is Suitable?

We want our guests to know that every Guested property meets their high standards. That’s why we’re picky about who we take on as a client. Not all properties are suitable for the Guested concept. It depends on a number of factors, including how the property is furnished. That’s why it’s best to get in touch first so we can assess your property and let you know what works.

What are the fees?

We charge a management fee only on the confirmed bookings, a one off asset register and set up fee to get you started.

What is the agreement period?

The agreement period is the period for which you allow us to manage your property and maximise your rental revenues. If you change your mind, we will need a 3-month notice period, otherwise, there is a fee per month for early termination. During that last period, the property must be available and bookable for at least 85% of the time.
